I strive to make functional, thoughtful design accessible; thus it is important to be clear about the services I offer. Here's what you can expect if you get in touch with me about my residential design services.

Initial Consultation: The first step is to meet to discuss your project. Typically, I will come to your property to get a sense of the project's scope.

Contract & Scope of Work: Next, I will draw up a scope of work and present you with a contract that details the work I will do for you. Design work will not start until the contact is returned.

Measurement and Drawings (Existing): Before I can design your new space, I will need to measure your space and create drawings of the existing structure and/or property. I strongly recommend clients have a site survey of their property completed by a local suveyor. This site survey will outline all property lines and ensure we are building within the property. It's very common for Building Inspections to ask for a site survey before submitting the permit.

Idea General & Proposal Meeting: Designing is a collaborative process between designer and client. Typically, after I understand a your requirements and the existing property, I will spend some time concepting the schematic design and coming up with a few options which I will compile into a presentation. In a second meeting we can either narrow down the options or develop more questions to align the design more closely with your needs. There are no wrong questions or ideas at this point. It's best to throw a lot of ideas at the wall and see what sticks. These schematic designs can take the form of sketch, CAD drawings, and/or 3D models. If needed, I can also provide 3D renderings if you would like an image of what your space will look like.

Design & Construction Drawings: After it's clear that we're on the same page, I will create construction drawings that we will use for the permitting process. At this stage, I can also obtain building permits and engineering sign-offs on your behalf (you will be billed for these costs). Once the building permits are obtained, and a reliable contractor is secured, you're ready to build!
